The Block on Elliot is one of the largest single-ownership industrial development sites in the Phoenix metro. The 270-acre property at the southwest corner of Elliot and Sossaman roads in Mesa is positioned to deliver up to 4.1 million leasable square feet across twelve to fifteen buildings at full build-out, anchoring a defining advanced manufacturing site Mesa program for the region.

The site sits within the Elliot Road Technology Corridor Mesa, immediately north of Loop 202 and approximately one mile from Phoenix-Mesa Gateway Airport. It shares the corridor with Google’s Project Red Hawk, Meta’s Mesa data center, Apple’s Global Command Center, and EdgeCore. The project secured unanimous Mesa City Council approval, including zone change, development agreement, and annexation. Average building size is targeted at approximately 500,000 square feet, with the program intentionally weighted toward manufacturing and technology rather than warehouse-and-distribution.

At completion, the manufacturing technology park Arizona is projected to support between 6,500 and 10,000 jobs. The project demonstrates the multi-year discipline required to take a 270-acre dairy farm through annexation, rezoning, environmental remediation, and entitlement to development-ready Class A status: the long-form work that distinguishes institutional industrial from speculative product.
The Block on Elliot sits inside the most heavily capitalized advanced-technology corridor in the Southwest. Arizona has drawn more than $319 billion in semiconductor capital investment since 2020, anchored by TSMC’s $265 billion Phoenix program across ten leading-edge fabs, and the Elliot Road Technology Corridor already counts Apple, Google, Meta, and EdgeCore among its committed occupiers.

Demand bound to a place by power, water, and fiber that cannot be easily replicated. Tied to national reshoring policy, not the warehouse cycle. The rarest kind of industrial land, weighted to the highest-wage tenants.
