§ I · The City

Buckeye is one of the fastest-growing cities in the country.

Its industrial submarket has emerged as the West Valley industrial development corridor that answers the operating-cost pressure pushing major occupiers eastward out of the Inland Empire. Southern Industrial Center is the 1.2 million-square-foot Class A cross-dock logistics facility that anchors that thesis on a 77-acre Buckeye Arizona industrial site at 24105 West Southern Avenue.

§ II · The Site

The site sits adjacent to the Cardinal Glass and Walmart distribution facilities, with direct access to Interstate 10 and Arizona State Route 85. The location provides one-day truck reach into the Southern California Inland Empire and the Port of Los Angeles. The building program targets e-commerce, regional warehouse, and logistics tenants requiring institutional cross-dock specifications, the product type Phoenix’s West Valley has been rapidly absorbing as the supply-chain map continues to redraw itself.

§ III · The Logistics Play

Buckeye 77 represents the strategic logic of the West Valley industrial play. Securing entitled land in one of the fastest-growing cities in the country, structuring capital efficiently, and delivering Class A logistics product into a tenant market drawing population, jobs, and supply-chain reorientation at scale is the work. It is institutional industrial timed to the corridor’s structural shift, not its cyclical noise, and the kind of disciplined entry that anchors a regional industrial program for the next operating cycle. The completed facility is leased to Amazon Web Services.

Market Thesis

The West Valley has become the relief valve for Southern California logistics costs. As operating expense in the Inland Empire keeps climbing, major occupiers are moving east along Interstate 10, and Buckeye, the third fastest-growing city in Arizona, sits at the front of that shift.
