§ I · The Waterfront

Downtown Long Beach has seen more than $2 billion in investment over the past decade.

Shoreline Square has been at the center of that transformation since 1989. The Long Beach Class A office tower at 301 East Ocean Boulevard rises 20 stories and totals 410,920 square feet, anchoring the city’s downtown waterfront. Delivered as part of a larger mixed-use complex with a Westin hotel, a 16-story Sheraton, and a 1,400-car parking garage, the project earned the Outstanding Structural Design Award from the Los Angeles Tall Buildings Structural Design Council on completion.

§ II · The Tenants

The tenant roster reads as a credit-grade portfolio. At its most recent trade, the building was 92 percent leased, with 52 percent of the rent roll occupied by U.S. Government and municipal tenants. The federal tenant office building roster includes U.S. Customs, the Department of Defense, the California Coastal Commission, the State Land Commission, and ATF, alongside private-sector tenants in banking, shipping, energy, and professional services. Sixty-nine percent of the rent roll carries an investment-grade credit rating.

§ III · Civic Anchor

LEED Gold certified and integrated with the Westin, Shoreline Square is the kind of long-hold civic-anchor office asset that thrives only when ownership thinks in decades. Repositioning the asset, renewing federal leases, and absorbing market cycles without flinching is what produces the returns. It is institutional downtown Long Beach office stewardship at the highest tier.
