Downtown Los Angeles is one of the largest and most institutionally significant office markets in the western United States.
The Harbor Freeway, the 110, defines its western edge: a corridor of high-rise towers and large master-planned development sites with direct freeway frontage and immediate downtown adjacency. Few locations in the city carry the visibility and access that large-scale commercial entitlement requires.

LA Center is the master-planned high-rise office development Silverado’s principals assembled and entitled along that corridor, at the former Unocal headquarters site on Bixel Street, in joint venture with the SHM Group. Planned as a multi-million-square-foot high-rise office program, the seventeen-acre site was carried through the full entitlement process, from land assemblage to final approvals. It represents vision-to-entitlement work at a scale only a small number of developers in the country undertake.

The project completed all entitlement requirements and the value created at the entitled-land stage was realized through disposition; the site was ultimately developed as the Los Angeles Center Studios. It is a defining example of the principals’ discipline: assemble a complex urban site, create value through entitlement, and monetize it through a well-timed disposition, the same long-cycle judgment that has defined the work of Silverado Holdings’ principals across the Los Angeles market.
