§ I · The Center

Orange County’s commercial economy runs through Irvine.

Incorporated as a master-planned city in 1971, Irvine has matured into the county’s central business hub, anchored by John Wayne Airport, the Irvine Spectrum, the University of California Irvine, and a deep concentration of corporate, financial services, technology, and life-science tenants. The submarket consistently commands among the highest Class A office tower California rents in Southern California outside the West Los Angeles core.

§ II · The Towers

Irvine Plaza is a trophy office Orange County asset at that center of gravity. Two 12-story office towers totaling 600,000 square feet, completed in 1987 and known today as Centerview, position the asset among the larger single-ownership Irvine Class A office development properties in one of the most institutionally graded office markets in the western United States. Floor plates, identity, and proximity to the John Wayne corridor place it inside the consideration set for every credit-grade tenant operating in the county.

§ III · The Ceiling

A 600,000-square-foot, two-tower, twelve-story Class A program anchors the upper tier of Class A office in the submarket. Assets of this caliber require multi-decade entitlement, capital, and operating discipline to deliver and steward. They produce the long-cycle cash flows that anchor an institutional office real estate Irvine portfolio, and they are the kind of asset Silverado Holdings principals have delivered at scale across the Southern California office cycle.
