Silverado Holdings has launched Biz Tech Capital LLC, a private real estate fund created to capitalize the firm’s growing pipeline of BizTech business parks. Where most real estate funds spread capital across office, retail, medical, and industrial, Biz Tech Capital does the opposite. It backs one product, in one of the fastest-growing development regions in the country.
That focus is the point. “We are specialized, highly special,” said Brad Gorman, the firm’s Founder and Chairman. “This is a Biz Tech specific fund for modern day Biz Tech.” The fund cannot deploy outside the BizTech concept, and Silverado Holdings considers that constraint a feature rather than a limit.
What BizTech is
BizTech Parks are amenitized, hybrid business parks built for small operators: contractors, trades, e-commerce sellers, light manufacturers, and the office tenants who work alongside them. Units run from roughly 2,500 to 12,000 square feet and combine executive office, flex tech, light industrial, warehouse-with-yard, and showroom space inside a single, professionally managed community. Tenants can lease, or they can buy their space outright through an individually platted commercial-ownership structure that lets an owner-user build equity in the real estate their business runs on.
The design standard is what separates the product from commodity industrial. Instead of bare concrete boxes, BizTech parks are planned with courtyards, shaded walkways, soft landscape, and gathering spots for coffee or lunch. The aim, in his words, is a place “where people go to work, and all of a sudden they go wow.”

Why a dedicated fund
Demand for well-built small-bay space has outrun supply across greater Phoenix, where traditional industrial buildings are too large and ownership options are scarce. Biz Tech Capital is structured to move on that gap project by project, with capital pooled at the fund level and allocated across qualifying BizTech developments as they come online. The current pipeline includes parks in Surprise and Gilbert, with a national rollout planned beyond Arizona.
The fund is offered under Regulation D Rule 506(c), which allows Silverado Holdings to discuss the opportunity publicly while limiting investment to verified accredited investors. It is designed primarily for accredited individuals and family offices, with a minimum commitment of $100,000. Institutional allocators are handled separately.
The track record behind it
Biz Tech Capital is a new vehicle, but the people behind it are not new to development. Brad Gorman’s career spans more than 50 years, roughly $30 billion in aggregate development value, and about 250 million square feet of completed construction across industrial, manufacturing, aerospace, and commercial real estate. That history, rather than any prior fund, is the credential Silverado Holdings puts forward.
The firm’s leadership team carries the fund’s operations: Brad Gorman as Founder and General Partner; Daniel Perkinson as Co-Principal and Chief Strategy Officer; Mark Scurr as Chief Financial Officer, overseeing fund finance and investor reporting; and Nick Potter as Chief Investment Officer.
Silverado Holdings is positioning the concept first and the fund second. The BizTech parks are the reason to pay attention; the fund is how investors participate. Accredited investors and family offices interested in Biz Tech Capital can reach the firm through its investor inquiry channel.
